Why Waterproof Balconies Fail: Design and Remediation Strategies for Commercial and Residential Projects

Preventing Moisture Intrusion and Ensuring Long-Term Durability in Elevated Exterior Assemblies of Wood-Framed Buildings

Sponsored by Polyguard | Presented by Rick Gunvaldsen, Zackary Schroeder, FAPC, and Lucky Ivy

Live Webinar Airing on August 20, 2025 at 02:00 PM ET

This course is part of the Waterproofing Academy

Balconies are highly exposed building elements that, when improperly detailed or constructed, can become sources of costly damage and serious health and safety concerns. Due to scale, complexity, and occupant density, balcony failures are especially problematic in many types of projects, such as multifamily, senior living, and student housing projects. This webinar investigates the most common reasons waterproof balconies fail, including poor drainage, incompatible materials, and misaligned construction sequencing. It highlights how these issues compromise structural integrity and indoor environmental quality.

Through real-world examples and technical guidance, participants will learn how to recognize early signs of failure, avoid common design pitfalls, and implement durable, code-compliant solutions. The session also explores remediation techniques that can extend the life of existing assemblies while prioritizing occupant safety and building performance.

Rick Gunvaldsen, will address the manufactuer's view on details pitfalls, compatibility, and jobsite QC. Zackary Schroeder will talk about the importance of membrane sequencing and lessons from mock-ups. And Lucky Ivy will give the installer's perspective on cirtical details and water-testing.

After the presentations, there will be a Q&A session with the speakers.

LEARNING OBJECTIVES
  1. Identify the most common causes of balcony waterproofing failure in various projects, including detailing errors, material incompatibility, and drainage issues.
  2. Examine the health, safety, and durability risks associated with balcony leaks, including structural degradation, moisture intrusion, and potential mold or occupant hazards.
  3. Explore code requirements and best practices for designing long-lasting, watertight balcony systems that protect building performance and occupant welfare.
  4. Assess effective remediation methods for failed balcony assemblies, including repair strategies, material upgrades, and preventative detailing approaches to ensure long-term resilience.
