Investment in Infill Real Estate for Residential Development

This Live Event happened on August 1, 2019 (12:00pm - 1:00pm PST)

Our major metro markets are experiencing a dire housing shortage as a result of the lack of new homes we have experienced under construction since the Great Recession. This housing shortage has led to upward pressure on home prices and has ended up squeezing the entry-level market in high-growth job markets. Many of these entry-level buyers find themselves having to move great distances to afford a home, enduring long commutes to their places of employment. By identifying commercial property in infill locations that can be repurposed to a residential use, The True Life Companies (TTLC) collaborates with property owners, investment partners, homebuilders and municipalities to bring attainable housing to local markets.

In this seminar we provide an outline of how we manage the investment process, and what it means for private investment partners, local economies, would-be homeowners, homebuilders and municipalities. We talk about site selection, the value of local amenities, how we conduct due diligence, the entitlement process, and the structure of our private investment platform. This unique investment option provides the opportunity to contribute to solving our housing crisis. Learn how we have been able to replicate this over time throughout Silicon Valley and what future plans are on the horizon.

Learning Objectives

  1. Participants will gain insight into the current housing shortage, the resulting opportunity in real estate investment and its contribution to solutions for the housing crisis.
  2. Participants will learn the difference in this type of real estate investment or transaction over other kinds of traditional real estate investments, including infill locations, the impacts of timing and the entitlement process.
  3. Participants will obtain an overview of the Infill Strategy employed by TTLC, and how it can augment an investment portfolio.
  4. Participants will come away with a full understanding of the path to repurposing existing commercial property into residential use, including site selection and entitlement processing, and how this unique private investment option is managed at TTLC.
